The Copper Creek Homeowner's Association (CCHOA) - located in Tyler Texas - represents the organization of a planned single-family community which makes and enforces rules for the properties and their homeowners. Those who purchase property within the CCHOA jurisdiction automatically become members of the Association and are required to pay dues, known as homeowner association fees. Each member is expected to abide by the governing documents and rules of the CCHOA.
In addition - within a close-knit community, there are many opportunities for fellowship and community building, mutual support and friendships, strategies for working together and consensus building for making decisions which may arise periodically.
Homeowners associations (HOA's) are typically formed by single-family home development communities. As the name implies, the HOA is comprised of, and run by, the community's residents after the community is developed by a developer. Prior to completion of the development, the developer is in control of all aspects of the operation - and, at a point in time when appropriate, turns over control to the Association itself.
Membership in an HOA is a requirement to buy a home within a HOA community. The HOA is established to make and enforce rules regarding the properties within the jurisdiction and can also be involved in community building, if it chooses to do so.
A HOA has a Board of Directors, elected to enforce and oversee the HOA's rules and regulations. A HOA will typically describe its restrictions within a document called Declaration of Covenants, Conditions and Restrictions (DCC&R's), which set certain conditions on owners and their properties. Copper Creek has its own Declaration of Covenants, Conditions and Restrictions (DCC&R's). This DCC&R outlines the penalties for violations, which may include additional fees, forced compliance or in some cases, litigation. Other typical governing documents include the Bylaws and Documents of Record of the Association and also, certain Rules and Policies which may be adopted periodically by the Board of Directors. In addition, Texas HOA's are governed by Texas Property Code Chapter 209.
